Elevating Workplaces: New Class A Office Spaces Rising in St. Petersburg, Florida

In the vibrant landscape of St. Petersburg, Florida, a remarkable transformation is underway, symbolizing the city’s evolution into a hub of innovation and prosperity. As construction cranes dot the skyline, the burgeoning presence of the first Class A office space construction in decades heralds a new era of economic growth and urban development.

Among the notable projects are “The Central” (formerly Orange Station) and “400 Central,” situated in the heart of St. Pete’s Edge District and Downtown area, respectively. These ventures signify not only a physical change but also embody a shift in the city’s economic landscape, promising unparalleled opportunities for businesses and professionals alike.

Unlike most cities around the country, the downtown St. Petersburg office vacancy rate downtown hovers at less than 4%, so new Class A space will be eagerly welcomed by companies looking to expand in or relocate to the Sunshine City.

The Central – Live, Work, Play in The Edge

Formerly known as Orange Station, The Central is a groundbreaking mixed-use development poised to redefine the concept of urban living, working and playing. Nestled within the vibrant Edge District, this project will feature 125,000 square feet of office space, an upscale Marriott hotel, workforce apartments, public parking, and retail.

Class A Office Space is a very broad category,” Ellison Development CEO Casey Ellison told St. Pete Rising. “What we’re going to offer is not only high-end finishes and the latest technology. It will be highly amenitized and driven by the lessons we’ve learned in the hospitality space. It’ll be ideal for employers that are looking to entice their teams to come back to the office.”

With construction now underway, The Central is set to become a beacon of innovation, attracting forward-thinking companies seeking a prime location to establish their presence in St. Petersburg. Boasting cutting-edge amenities, flexible workspaces, and a strategic location with easy access to transportation hubs and cultural hotspots, The Central embodies the essence of contemporary downtown walkable living and working.

400 Central: Redefining Downtown Excellence

Meanwhile, in the bustling heart of Downtown St. Pete, another transformative project is making waves. 400 Central, reaching the halfway mark of its development, epitomizes luxury and sophistication. Rising majestically amidst the city skyline, 400 Central promises unparalleled views, premium amenities, and a prestigious address in one of St. Pete’s premier blocks.

400 Central, which will be the tallest building in Southwest Florida, is being developed by John Catsimitidis’s Red Apple Group New York. The 301 luxury condo site will feature a glass-enclosed Sky Lounge and Observatory; 60,000 square feet of ground-floor retail and restaurants; and 45,000-80,000 square feet of Class A office space.  John Catsimatidis Sr., founder of the Red Apple Group, described it as a “wow building” to the St. Pete Catalyst.
